  1. Homebuyer Surveys

    Contrary to what some people (including possibly some surveyors!) seem to think, our job is not to put you off: our report should however enable you to make an informed and objectively based decision on your proposed purchase. Two different types of Homebuyers Survey are now available for French property – uniquely from Surveyfrance. Any survey should tell you about major defects, but there are important differences. You need to understand these to choose the right one for you.

    Building (Structural) Surveys [terms & conditions]

    With a very detailed report, fully describing the construction as well as the condition of all accessible parts of a building.

    Often, due to the amount of detail needed, these can seem stuffy and difficult to understand: depending on the property, they can also be too long and too detailed for most requirements.

    Until recently a Building Survey has been the only way to get detailed advice on defects and in fact the only type of survey available for large or old houses.

    Concise Property Appraisals [terms & conditions]

    Available only from SurveyFrance – a totally practical new type of survey, suitable for all types of residential property.

    Concise Property Appraisals are quick, the report concise and easy to understand, with a flexible format that allows the surveyor to advise in detail on defects.

    The survey inspection is a full technical examination, like a Building survey (and taking just as long), but the report concentrates on the condition of the important parts of the building: less important parts are only commented on briefly.

    An explanation of the significance plus detailed advice and recommendations are given on important defects and failings in the structure and fabric of the building(s).

    Both types of survey include:
    • An overall assessment to put any defects in perspective
    • Full colour photographs (of the property and of any important defects)
    • Approximate room sizes
    • A verbal report within 24 hours wherever possible
    • The written report within 5-10 days (according to type of survey)
    • Fixed fee basis: agreed in advance and confirmed in writing
    • General advice notes on Maintenance, Septic tanks, etc
  2. Refurbishment and Modernisation

    Additionally we can (through associate offices and companies) in some parts of France, provide help with refurbishment, conversion and modernisation projects. Anything from just general advice to a full design service. It is not easy trying to organise building work from a distance, especially overseas with differences in language as well as local business practices.There is also the problem of selecting suitable contractors and co-ordination of work on an ongoing basis, applying for the necessary permits, etc: the list is almost endless!
